Square Deal Realty SMS messaging program.

Square Deal Realty operates an SMS (text message) program to communicate with consumers who have requested information about our services. This section discloses the full terms of that program, as required by U.S. carrier guidelines and the CTIA Short Code Monitoring Handbook.

Program Name: Square Deal Realty Customer Care Messaging
Program Description: We send SMS text messages to consumers who have submitted an inquiry through our website, requested a cash offer, requested a listing consultation, or initiated a conversation with us through our chat widget. Messages include responses to your inquiry, appointment scheduling and confirmations, document delivery (such as cash offers and listing analyses), follow-up on prior conversations, and customer service related to your transaction or inquiry.
How to Opt In: You opt in to receive SMS messages from Square Deal Realty by initiating a conversation with our website chat widget and providing your mobile phone number with explicit, separately-confirmed consent. The chat widget presents independent consent checkboxes for customer care and promotional messaging, each requiring separate affirmative opt-in. We never add a phone number to our messaging program without point-of-entry consent. SMS messages are sent only in response to conversations you have initiated.
Message Frequency: Message frequency varies based on your interaction with us. You will typically receive between 2 and 10 messages per month, with higher volume during an active transaction. We do not send unsolicited promotional broadcasts.
How to Opt Out: You can opt out of SMS messages at any time by replying STOP to any message we send. You will receive one confirmation message acknowledging your opt-out and will not receive further SMS messages from this program. To resume receiving messages, reply START.
How to Get Help: For help with the SMS program, reply HELP to any message, call us at (586) 684-1496, or email info@squaredealrealty.com.
Message and Data Rates: Message and data rates may apply. Square Deal Realty does not charge for SMS messages, but your mobile carrier's standard rates for text messaging and data will apply. Contact your carrier for details about your plan.
Supported Carriers: Compatible with major U.S. carriers including AT&T, Verizon Wireless, T-Mobile, U.S. Cellular, Boost Mobile, MetroPCS, Cricket, and most regional carriers. Carriers are not liable for delayed or undelivered messages.
Privacy & Data Sharing: Phone numbers and SMS consent records collected by Square Deal Realty are not sold, rented, or shared with third parties for marketing purposes. SMS consent is never transferred to affiliates. See our Privacy Policy below for the full data handling disclosure.
Consent Is Not a Condition of Purchase: Providing consent to receive SMS messages from Square Deal Realty is not a condition of purchasing any goods or services. You may communicate with us by phone, email, or in person without enrolling in the SMS program.

Operated by Square Deal Homes LLC, dba Square Deal Realty, 65205 Gramer Rd, Lenox, MI 48050. For SMS program inquiries: info@squaredealrealty.com.

Privacy Policy

Effective date: October 17, 2026. This Privacy Policy describes how Square Deal Homes LLC, dba Square Deal Realty ("we," "us," or "Square Deal Realty") collects, uses, and discloses personal information when you visit squaredealrealty.com or interact with our services.

1. Information We Collect

We collect information you provide directly to us when you submit a form, request a cash offer, request a listing consultation, chat with us through our website widget, or correspond with us by phone or email. This includes your name, mobile phone number, email address, property address, and any additional information you choose to provide about your property or selling situation. We also automatically collect limited technical information when you visit our site, including IP address, browser type, pages viewed, and timestamps, for security and analytics purposes.

2. How We Use Your Information

We use your information to respond to your inquiry, prepare cash offers and listing analyses, schedule appointments and showings, communicate with you about your transaction or inquiry by phone, email, and SMS (with consent), comply with Michigan real estate licensing and recordkeeping requirements, and improve our website and services.

3. SMS Consent and Data

Mobile phone numbers collected for the purpose of receiving SMS messages, along with the consent records associated with those numbers, are never sold, rented, traded, or shared with third parties for marketing purposes. SMS opt-in data is not transferred to affiliates or any other entity. See our Text Messaging Program Disclosure above for full SMS program terms.

4. How We Share Information

We share your information only as necessary to deliver the services you've requested or as required by law. This may include sharing with: our institutional cash buyer partner solely for the purpose of generating a cash offer on your property (when you have requested one); title companies, attorneys, lenders, and escrow officers involved in a transaction you have initiated; service providers who help us operate our business (such as our CRM, email, and SMS platforms), each of whom is bound by confidentiality obligations; analytics and advertising providers (Google and Meta) as described in section 5; and state or federal authorities when required by law, subpoena, or court order. We do not sell your personal information to third parties.

5. Cookies, Analytics and Advertising

When you first visit, a banner asks whether we may use analytics and advertising cookies. If you choose "No thanks," we do not load Google Analytics or the Meta Pixel. If you choose "Allow," we use Google Analytics to count visits and see which pages help people, and the Meta Pixel to measure whether our Facebook and Instagram ads lead to inquiries. These tools may collect your IP address, browser and device type, pages viewed, and the ad or link that brought you here, and Google and Meta handle that data under their own privacy policies. When you send a form, we tell them only that a form was sent and which one; nothing you type in a form is sent to Google or Meta.

When you send a form, we also save with your inquiry the page you first landed on, the website that referred you, and any campaign tags or ad click IDs in the link you followed, so we can tell which ads and pages work.

You can change your choice at any time with the "Cookie settings" link at the bottom of any page, block cookies in your browser, use Google's opt-out add-on at tools.google.com/dlpage/gaoptout, or change your ad settings in your Facebook or Instagram account. We do not sell your personal information.

6. Data Retention

We retain personal information for as long as needed to provide our services and as required by Michigan real estate law (transaction files are typically retained for seven years following closing). SMS consent records are retained for the duration of your enrollment in the program plus a reasonable period thereafter for compliance documentation.

7. Your Rights

You may request access to, correction of, or deletion of your personal information at any time by emailing info@squaredealrealty.com. You may opt out of SMS messages by replying STOP, and you may unsubscribe from email communications using the unsubscribe link in any marketing email.

8. Security

We use commercially reasonable physical, technical, and administrative safeguards to protect personal information. No system is perfectly secure; we cannot guarantee absolute security but we work to maintain industry-standard protections.

9. Children's Privacy

Our services are intended for adults age 18 and older. We do not knowingly collect information from children under 13.

10. Changes to This Policy

We may update this Privacy Policy from time to time. The "effective date" at the top reflects the most recent version. Material changes will be communicated through our website.
